
The Sims & Co. Home Inspection package is a deeply thorough, point-by-point inspection that contains an analysis of nearly 500 different items. From roof vents to foundation, we appraise the condition of the home, take precise notes and provide you with an easy-to-use document that carefully details each issue.
While there is no “pass” or “fail” with a home inspection, you will know exactly where you stand when it comes to necessary repairs and upgrades – and be armed with the information you need to negotiate more favorable terms.
An Invitation
We invite (and heartily recommend) that you be present during the inspection. Often, our clients find the process deeply informative. Our mission to provide top-notch customer service is real: We take the time to explain any issues with the property, point out factors to consider in your decision-making and answer your questions to the best of our ability.
What to Expect
- We require a signed agreement and payment before beginning the inspection.
- The cost of a Sims & Company home inspection will range from $325 to $550 depending upon the package you select and the size of your property.
- We ask that any dogs or pets be crated or leashed – both for the security of our inspectors and the safety of the animals.
- Our inspector will need access to the attic, garage, closet spaces, all rooms, the crawlspace and your utility panels. Please make sure the water, electricity and gas are on. Also the pilot lights in the stove and water heater should be lit. These items are all part of our inspection.
- The inspection may last anywhere from two to four hours or more, depending upon the size of the property.
- You are welcome to accompany the inspector during the inspection. We are happy to answer your questions.
- The final document will be between 15 and 40 pages long, depending upon the size and condition of your home.
- In most cases, you will receive the final document within 24 hours of the inspection.
- We will provide complimentary delivery of the report to your realtor.
- We recommend you notify all parties involved in the sale or purchase of the property that the inspection will occur.
