How do I hire Sims & Company?

How much does a Sims & Company home inspection cost?

The cost of a Sims & Company home inspection will range from $325 to $550 depending upon the package you select and the size of your property.

Why not waive the home inspection report?

Buyer beware! Even with newly-constructed homes, a home inspection is the surest way to know exactly what you’re getting. Your home will be inspected inside and out by a professional who knows exactly what to look for – over and above that of a contractor or other building professional. No home is perfect, and most often in these cases, we find that our inspection fee pays for itself.

Is there anything I need to do prior to the home inspection?

Yes. We ask that any dogs or pets be crated or leashed – both for the security of our inspectors and the safety of the animals. Also, our inspector will need access to the attic, garage, closet spaces, all rooms, the crawlspace (if you’ve got one) and your utility panels. Also, please make sure the water, electricity and gas are on and that the pilot lights in the stove and water heater are lit. These items are all part of our inspection.

How long is the inspection going to take?

The inspection may last anywhere from two to four hours or more, depending upon the size of the property and its condition.

Can I tag along?

Definitely! We encourage all of our clients to be present during the inspection and to ask questions. It can be a very informative and interesting process.

What will the final inspection report look like?

The final, printed document will be between 15 and 40 pages long, depending upon the size and condition of your home, and mailed to you. (See an example here.)

When can I expect to see the inspection report?

You can usually expect to receive the final document within 24 hours of the inspection.

Should I inform anyone that the home is going to be inspected?

Yes. We recommend you notify all parties involved in the sale or purchase of the property that the inspection will occur – as well as anyone currently in residence.

To whom should I send the report?

We will send a complimentary copy of the report to you and to your real estate agent – if you so desire.
